The house was completed in 2023 and was built using timber frame construction. We have never seen this quality of construction before, at least not on La Palma: 30 cm thick glulam beams were joined to form an exceptionally tight framework, the gaps were insulated with wood fibre insulation boards, planked on both sides with OSB boards, fitted with a vapour barrier and clad with a rear-ventilated façade. The wooden windows are double-glazed with large pane spacing and UV protection. The extremely solid and at the same time flexible construction method also makes perfect sense on La Palma: although air conditioning was installed, it is only needed in extreme exceptional situations. The house has never been heated, but cooling can be useful from time to time - for a few days a year - in the event of prolonged cold spells.
The successful architecture combines modern living requirements with typical Canarian style elements and should fully meet most needs: Spacious, bright rooms, the cosiness of the typical exposed wooden roof trusses, combined with the self-climatising, high gables. The otherwise typical beams in the roof truss have been skilfully replaced by carpentry structures that are much higher up and fit in well visually, thus not only fulfilling their structural function but also looking good.
The room layout does justice to modern lifestyles: a large eat-in kitchen with a dining area for six or more people, floor-to-ceiling, generous window areas provide a view of the Atlantic. The cantilevered roof on the south side provides sufficient shade for the window areas without restricting the view. Flexible horizontal and vertical shading has also been installed in front of the eat-in kitchen, so that you can block out the sunset right down to the floor if you feel like it.
You enter the villa through a small entrance area with an open passageway to the eat-in kitchen. To the other side, it opens into a small hallway that extends into a study and provides access to the two bedrooms (one with an en suite bathroom), the guest bathroom and the utility room. The master bathroom has a modern bathtub and a level-access shower with a floor drain on the long side, two washbasins and a stylish sliding door to the master bedroom. The guest bathroom also has a level-access shower; both bathrooms are daylight bathrooms.
The outdoor area on the 2,750 m² plot is largely finished, small remaining works would still have to be done according to the taste and needs of a buyer, the planting has only been rudimentary so far and is waiting for the plant rooms of a future owner.
The finca is of course connected to the public electricity and drinking water network, there is a fast internet connection via fibre optic cable, TV reception via terrestrial digital television, SAT TV can of course be easily retrofitted. Particularly energy-efficient heat pump air conditioning systems with heating function are available for heating and cooling in the living room/kitchen and master bedroom, while waste water is disposed of via a three-chamber sewage treatment plant with connected, island-standard septic tank.
Access is via a very small side road, which is well tarmaced or partly concreted, is a cul-de-sac and only leads to six other properties behind the villa - so peace and quiet is guaranteed. The property is secured by a sliding gate and can be taken over at any time.
