This came to my mind when I was on the very large covered balcony in front of the living room and enjoyed the magnificent panoramic views of the Atlantic, enjoyed over the mountains, the lush with Canary date palm planted gardens and the town of Los Llanos - and really, this villa leaves nothing to be desired: Whether separate guest area, swimming pool, large kitchenette, outdoor kitchen, garage, shady or sunny terraces, sauna, low maintenance garden or tennis court, here you will really miss anything.
You enter the villa "upstairs" (as it is built as common here with offset upper and lower floors of the mountain, it principally consists of two ground floors at different levels) over a very generous balcony, with gable roof and skylights for the lush exposure. Here you can celebrate extensively with a great round and the way to the kitchen is short, ideal for the family to come together on the occasion of large events. The subsequent kitchen in the cooking area offers and the adequate space around the culinary pampering of suitable numbers of person to ensure culinary delights - Including counter, not only to "warm up" but also to assist it is the ideal place. To the north joins the "normal" indoor dining area for 2 to 6 people. The living area houses the sofa, wall unit with TV area and the modern gas fireplace with glass doors for the purpose of comfort and also provides access to a further covered balcony which view seems even more charming, as well as to the ground floor. The large balcony on which we entered the villa, also opens up the guest apartment, with living room, kitchen, bathroom, two bedrooms (or 1 bedroom plus 1 work or grandchildren room) for long-term guests a wonderful retreat - so better calculate plenty visits; a thing that may happen!
On the ground floor (or semisotano, as you would say here) are two equivalent bedrooms (one with direct access to the garden and pool), as well as two adequate daylight bathrooms with shower (one with bidet) and a hallway with built-in cupboard under the stairs to the upper floor, so that it can also accommodate a separate entrance door to the garden beneath lots of storage room. This classic Canarian design ensures in the summer coolness (because the structure is not exposed to the sun from above) and in winter warmth, because here in the mountain, close to the surface the temperatures practically never drops down below 20 ° C. The investment in this costly construction method by Canarian tradition (especially when, as in this case, even 100% has to stay dry) thus pays back immediately by a year-round pleasant climate. Speaking of climate: just new windows have been installed which isolate excellent because of insulating glass forces and distance like German standards in wood –aluminum-sandwich-construction and still integrates perfect stylistic in the architecture concept and furthermore is low maintenance in spite of the wooden look outside.  In addition are on all windows even outdoor blinds available to keep the the house cool and comfortable to sleep well with open windows even inr extended height of summer periods  Those who like to welcomes guests frequently, will be glad about the from Germany imported drilling safety locking system with master keys. So you as the owner, although have access to all doors with only one key, can give your guests but passed a key on the building, which does not include in the main residence.

It can be fully assembled and slid next to the pool, making it the magnificent views of the Atlantic Ocean while swimming releases in outdoor operation. This holiday mood comes up at the pool with a bar on the terrace, with a kitchenette, refrigerator, stove and microwave and of course appropriate, durable furniture. At night, the whole terrace  and the large pool can be illuminated even for very large family gatherings . Also located on this terrace is a very well-developed cave in which the garden furniture, a grill, the covering of the pavilion, the pool robot, etc. can be stored. On the terrace, there is another, tiled infrastructure  room  which can be used as additional storage space.
A terrace below you find the mandatory orchard, for daily, freshly squeezed orange juice, for example.
North of the pool terrace you will find the tennis  court in joust dimension, of course, also with stunning sea views. It is accompanied by a so-called "Bodega", the in Spain  indispensable wine cellar where the wine can be tasted . It exists of  two rooms equipped with hot and cold water supply  and can also be expanded elsewhere.  It currently serves mainly to accommodate the tennis accessories like the tennis net or ball-collecting truck.
Above the tennis court is a garage was a garage (with 2016 installed, remote controlled gate opener  also  to open the remote-controlled main gate of the property), a sauna, a guest carport and a separate entrance / parking for delivery vehicles, for example, adapted for removing the green section. This approach can also be used to develop the below situated, approximately 2,500 m², previously unused land portion. Location

Very quiet beneath the El Pasoer hamlet Tacande de Abajo on 580 m above sea level with absolutely unobstructed, marvelous sea and mountain views. Distance  to the center of El Paso with all shops and school facilities 2,5 km, to the secrete  capital of Los Llanos about 7 km, to the sandy beach and marina of Tazacorte 9,5 km, about 25 km to the International Airport and to the next nuclear power plant about 1660 km.

Town water

Town water is the only official table water on the island. It is treated by the municipalities in accordance with the EU Drinking water ordinance, chlorinated to variable degrees depending on the weather and supplied with pressure by a water meter. The accounting takes place according to usage, it costs (depending of the municipality) approx. 4 €/month, basic fee including the first 15 m³, which is sufficient for a 2-3 person household. It is not allowed to use municipal water for extensive garden irrigation, consumption should not exceed 150 litres per person per day. For bulk consumers there are graduated prices: The higher the consumption, the more expensive the price is per m³. It is (above the included 15 m³ per month) from 0,50 € to 2,0 € per cubic meter.

SAT-TV

The property is equipped with a television satellite reception system. So you can receive about 900 European television channels via Astra, of course also ARD and ZDF (even legally free of charge!) and all German private channels, most of them also in HD.

Cistern

A cistern is a water tank, in which the so-called share water is usually collected here. Because this water arrives at the finca pressureless with a certain quantity per minute, one collects in winter (if less water is needed for the garden irrigation) the surplus water in this tank, so that one has a supply in summer, if more is needed. On some fincas the rainwater is also stored in it.

Public electric grid

This finca is connected to the public electricity grid, which is not always self-evident in La Palma. Some properties also produce their own electricity, using alternative techniques and store it in batteries. Since we have a lot of sunshine and in some areas a lot of wind, a very environmentally friendly way of supplying energy.

Fixed line connection via radio

At this finca the telephone is connected to the fixed network via the mobile network. This means that no phone lines spoil the view and you get a normal landline phone number (starting with +34 922…). The fees are charged in the same way as for a normal landline connection.

Internet connection

Meanwhile almost all estates on la Palma are connected to the Internet, the development of the net takes place with high speed. Many different technologies are currently available, so that a nationwide connection is possible. Technical solutions are:
  • Fiber optic cable - speeds up to 300 Mbit possible. The network is currently being expanded and is available e.g. in Los Llanos, in Puntagorda from January 2019...
  • Copper cable over the telephone network - speed up to 10 Mbit possible, depending on the distance to the next node
  • Radio over mobile network - available almost all over the island - speeds currently up to 10 Mbit possible
  • directional radio - possible if there is a line of sight to the next radio transmitter. Speeds up to 12 Mbit possible, at quite interesting prices
  • Satellite connection - 100% coverage of the whole island, speeds up to 22MBit possible, relatively expensive, but at least, it works in the most remote areas.

Air conditioning with heating

Air conditioning is rarely used for cooling, even in midsummer our weather is rather moderate, temperatures above 30°C are the exception even in midsummer. But if in August the 'Calima', a hot desert wind from the Sahara gets lost to us, then we can also get over 35°C and after a few days one is thankful for an air conditioning. The systems operate mainly according to the construction principle of the air-air heat pump and are therefore quite energy-efficient (in cooling mode usually with an efficiency of 1:3, in heating mode of 1:4), so that electricity costs and CO2 emissions also remain within limits, especially as the systems are rarely used and the temperature differences to be compensated are not very large. In this respect, these systems are also often and gladly used for heating: Since they only have to run rarely and usually very briefly, but react quickly, an ideal heating system for most houses.

Stock water

The so-called share water is used for garden irrigation. It's called this because you're not legally buying water, but a company share of one of the water cooperatives. On your 'water share' you receive the dividend in kind of water. Depending on the company, the quantities of water and the prices for these share certificates vary greatly; these shares can also be rented or rented out. A comprehensive topic on which we would be pleased to inform you.

The service water for the bathroom and kitchen is generated in a particularly environmentally friendly way with a solar thermal system, i.e. usually only solar energy is used to heat the service water. Only in case of several days without sun (which is rare in our country) it may be necessary to heat the water with additional external energy (electric or bottled gas). This usually takes place automatically, the energy saving amounts to about 90% according to our experience.
